If you never want a good nights sleep this is the place
Horrible, volatile, and unsafe place. For the past year i have had to tolerate my neighbor who is up at all hours of the... night whether its partying, pacing/stomping all night, fighting with his girlfriend or loitering in the parking lot at all hours. The complex has done NOTHING with my multiple complaints. There solution is to call the cops then they might take action. My neighbor has keyed my car and done over $7K in damage and then keyed my mom's when visiting. He admitted to it but it's my word vs his. He bullied my mom and called her a B****. The complex does nothing. There solution was for me to move to another unit at my own cost. I was told when i moved in the place was under surveillance and its posted everywhere and just the office entrance is. They took some liability as they purchased me a useless dash cam that only works when car is running. I begged and pleaded to be let out of the
lease as I don't feel safe here with my unhinged neighbor that would bully a 73 year old lady and fight with his girlfriend the way he does. They moved my car to a place where they assured me the one camera would have my car in view. My neighbor keyed it again after i complained about him and OF COURSE you can barely make out my taillights in the camera. In the state of WA you are entitled to a safe and quiet environment which you don't get. I can't even have guests over as they are afraid their car will be vandalized. A friend had this same thing where the complex lied about surveillance and her car was vandalized and they paid for it and let her out of her lease. Be aware when you move out they will overcharge you for Utilites. They are, which i doubt is legal, billing me for the month of July on July 1st and guessing the rate. The office manager Jessica showed me that the final bill was wrong as i already paid for utilities for May and now she is changing her story and billing for May charges in July. Riverside 9 is a great community to live in. We have enjoyed the closeness to the river and the shops along the apartment... avenue. We live on the third floor and pretty much never hear any of our neighbors, so it’s nice and peaceful. Maintenance is always helpful and handy!
Our closet space could be bigger, but everything else has been great. The only downside living here is getting stuck behind some trains, but that’s living on the river!
The gym is nice and handy, and I love walking out my door and straight to the river.
Some people parking in overflow never move their cars, which makes it sometimes hard to find parking for our second vehicle. Some of the cars in overflow don’t have apartment tags either, so it would be nice if that was monitored more. You are also only allowed to park in one spot for 48 hours, which a lot of people don’t seem to be following. That’s the only other thing that is a little bit annoying about the overflow parking.
All in all, we have enjoyed our beautiful home here and our vaulted ceilings! Read More about We’ve loved living here!

I have been a resident of Riverside 9 for about 3 years. While the rent is a bit high, it is comparable to other apartments... in the area. My only disappointment was the pool being closed the entire summer of2023. The staff was able to make arrangements with sister properties to use their pools but it was an inconvenience.
Maintenance requests are addressed promptly. The workers are all very polite, especially David.
Hugo and Patrick in the office, are always pleasant and friendly whenever I stop by. They recognize me and engage in casual conversation. This is one reason I enjoy being a resident and feel like an important member of Riverside 9 community.

I love living here. I have a beautiful 3rd floor view of the river and it is worth every penny. Sometimes the trail gets... loud but it is happy energy and that is sweet.

Experience at Riverside 9
I moved into Riverside 9 knowing that the proximity to the River Walk would be ideal for myself, my kids and my dogs. Great... for walking! What I have found is that management has been extremely responsive and sensitive to my needs and concerns as a resident. They have treated me with respect and consideration and have done the same with the privacy of other residents here as well. If I have an issue with an appliance, maintenance is ON IT immediately. I have had special circumstances arise with my adult son who has special needs and we were concerned about him climbing the stairs to our second floor apartment. Amanda and Jessica, from the management team, offered to see if they could find a more suitable apartment for us. They did!! I was very happy to sign a new lease with them and very grateful for their consideration and kindness. I can only say wonderful things about our home here at Riverside 9. I appreciate everything the property offers and have been blown away by the kindness and special considerations offered to me by the management team. We love it at Riverside 9. It is our home and we could not be more comfortable. The staff is incredible. They treat us... so well and always have a smile and a cheerful hello. We have had very few small maintenance requests in the year and half that we have been here and they were handled promptly and efficiently. Since we only have 1 car parking is not an issue for us. Staff are very friendly and responsive but in term of the apartment itself, the price doesn't live up to what it should offer.... The price is too pricey and apartment amenities is barely at standard. I paid almost the same pricey with better amenities including inside garage, elevator and no need to walk half block to throw my trash. Would be nice to have a closet for coats when you walk in, shelving or small closet in bathroom. A bigger bedroom closet... as the water tank takes up space. Less kitchen cabinets, have a pantry instead. Too tall. And thicker walls. Nice scenery, friendly staff, many dogs
The service has been good and it is nice to have a pet friendly apartment for
our two dogs. The availability of the nearby... loop trail is great to walk the dogs.
Here are a few points where the property could be improved
Perhaps this is more common in the Midwest than the West, but I would expect a luxury apartment to
have central A C heating. The single A C unit in the living room is loud and the air does not
reach the bedrooms well.
We can hear the neighbor's TV, washing machine, other moving around noises late in the evening.
I have lived in other luxury apartments where you could not hear the neighbors at all.
There are spider webs on the building exterior and stairwells. It would be simple to
powerwash the exterior walls every few months to remove dust and spiderwebs.

1 major issues for me is that our building's outside is not kept clean. It is very dirty and has cobwebs all over the fixtures... and gourd outside. I have asked at the front desk when and if they could be cleaned. This was over 2 months ago and they continue to get worse. I v would really like to see this taken care of.
